it rustic.  No power, phone or water.  Need to be self contained.  Ideal for ATVing or 

snowmobiling.  

 

Mount Baldy Subdivision

                    Sanpete County

   

Access: Mount Baldy is a recreational subdivision with limited access during the winter months.  During the winterMt Baldy.jpg (323836 bytes) months many of the roads are to muddy or if the ground is frozen  the main access is by snowmobiles. Mount Baldy is gated but not locked.   Driving time is approximately forty minutes from Provo.  And about one hour and twenty minutes from Salt Lake City. .                                                                                           

Water:  Sanpete county requires an "onsite" water source to get a building permit except for the subdivisions designated as "Dry Subdivisions"or that have a community water system.  Mt. Baldy is a designated "Dry Subdivision". In the dry subdivisions you are not required to have a "water share" or well right to build but you will have to have a 1000 gallon water storage meeting the counties specifications.   Water shares are necessary if you want to drill a well.  The state requires a 1/4 share for a recreational cabin for inside use.  You can find shares through "the nickel" or other sources for $2500 to $5000 for 1/2 a share. Power:  Power would be by individual generator or solar panels.   There is no other source for power at Mt. Baldy

Shopping and Commercial areas: The nearest shopping is in Ft. Green.  It has a small grocery store in the gas station.  It is approximately 7 miles from Mt. Baldy. Moroni is approximately 6 miles south of Ft. Green and has a small grocery store in several of the gas stations, some restaurants and other services.   Fairview Fairview is just north of Mt. Pleasant and approximately 15 miles from Mount Baldy.  It has  several gas stations, a couple of small restaurants and an atv outlet.  It also has a nice museum with a full size Wooly mammoth skeleton, as well as, sculptures, painting and many other items.  Mt. Pleasant is 5 miles south of Fairview and approximately 17 miles from Mt. Baldy. There are a number of restaurants, a hotel, fairly large grocery store, hardware store, bank, pharmacy and various other stores.   Ephraim is approximately 10 miles from Mt. Pleasant and it has a Walmart, McDonalds and numerous other services..
